Climb the wrought-iron stairs to your own red front door: living, dining, kitchen and a piano room on the main floor, three bedrooms and the full bath upstairs. Walk Score 98, so most guests park the car and leave it. Where you'll sleep (sleeps 6) • Primary bedroom: queen bed and a smart TV with Roku • Second bedroom: queen bed • Third bedroom: double bed • Blackout shades, bedside charging, a full-length mirror, extra pillows and blankets, and two sets of linens per bed • Full bathroom upstairs with a stand-up shower; half bath on the main floor • Pack 'n play available for the little ones The kitchen & dining A fully stocked kitchen: oven and stove, dishwasher, microwave, toaster, blender, drip coffee maker and an electric kettle with tea. Cookware, knives and cutting boards, cooking basics, dishes and wine glasses for everyone, plus starter supplies so you're not shopping on night one. Trader Joe's and Safeway are a short walk. A separate dining room seats the whole group. Living & entertainment A big family room with a Roku smart TV and a Bluetooth speaker, and a piano room for slow evenings in. Service animals are welcome as required by law. • No parties or events. • No smoking or vaping of any kind, including marijuana, inside or out. • Minimum age to book: 25. • Please book the exact number of guests so we set up the right beds. • The garden-level apartment below is a separate rental, so please keep noise considerate late at night. • Deliveries (groceries, takeout, packages) go to the front door. There's no mailbox access. • A Ring video doorbell covers the front entrance (exterior only). There are no cameras inside the home. • Licensed DC short-term rental. This property has special local compliance requirements which include a signed rental agreement, ID verification, and a $500 security hold (not a traditional deposit, just a pending transaction). As an optional alternative, you may purchase a non-refundable damage waiver from a third-party insurer at $25 per day, capped at $49 per stay. The waiver is optional and does not cover extra cleaning. To make this easy we use a secure, app-free platform called SuiteOp, no account or download required. Capitol Hill is DC's classic rowhouse neighborhood: tree-lined streets of 19th-century homes a few blocks from the Capitol dome. You're between Eastern Market and Barracks Row, so coffee, bakeries, 30+ restaurants and weekend markets are all on foot, and families walk to the playgrounds at Lincoln Park. It's a real residential street that goes quiet at night.

Guest Access

The upper two floors are yours: family room, dining room, piano room, kitchen, half bath and laundry on the main floor; three bedrooms and the full bath upstairs. Your entrance is the red door at the top of the wrought-iron stairs, with self check-in by keypad code, so arrive on your schedule after 4 PM. The garden-level apartment below is a separate rental with its own entrance and courtyard. Owner storage closets aren't part of the stay. Bringing a car? We'll arrange a free DC visitor parking pass for one vehicle. Message us at least 48 hours before arrival with the make, model, color, plate and state.

From Union Station (Amtrak, MARC): about a 10-minute rideshare. Driving in? Free DC visitor parking pass for one car with 48 hours' notice (make, model, color, plate and state). Without the pass, weekday street parking is limited to 2 hours; weekends are unrestricted.
