🌿 Retreat at the Seven is a ~4,200 square foot barndominium set on 57 acres of open farmland in Fort Valley, Virginia, with a 21-acre private lake at your doorstep, Passage Creek at the bottom of the property, and Massanutten Mountain on every horizon. This land was once part of the historic Seven Fountains mineral-springs resort, where people came to rest and heal in the 1800s, and the property keeps that tradition on purpose. It is built for a group that wants to breathe: big skies, quiet nights, a hot tub, two fire pits, a lake walk, and a wellness suite you will not find at any other rental in the Valley. 🛏️ Where you'll sleep Four bedrooms, five beds, sleeps up to 13 with two queen air mattresses. • Bedroom 1: king, with a door straight out to the grounds and its own full bath with double vanity and shower right beside it • Bedroom 2: queen • Bedroom 3: full (double) bed • Bedroom 4: two queens under a skylight • Two queen air mattresses for the overflow crew • 3 full bathrooms (double-vanity shower bath, single-vanity shower bath, and a tub/shower bath with the washer and dryer) plus 2 half baths. Refillable shampoo, conditioner and body wash in each. Blackout shades in three of the four bedrooms. 👨‍🍳 The kitchen & dining A full kitchen for a full house: drip coffee maker, Keurig with starter pods, French press, electric kettle and a tea selection, toaster, microwave, air fryer, blender, rice cooker and crockpot, dishwasher, a complete cookware set, sharp knives and boards, cooking basics and spices, and dinnerware, glassware, wine glasses and flatware for the whole group. A s'mores and popcorn station is stocked for fire-pit nights 🍫. Starter dish soap, dishwasher pods, paper towels and trash bags are waiting so nobody runs to the store on night one. 📺 Living & entertainment Two smart TVs 📺, one in the family room and one in the living room, with Netflix and the other apps ready for your own logins. There are intentionally no TVs in the bedrooms; this is a place to sleep well. A pool table 🎱, board games, cards, puzzles and a shelf of books fill the evenings, and there is a desk and chair if someone has to log in for a few hours. An indoor fireplace for the cold months. 🌄 Outdoor living • ♨️ Hot tub under open sky, steps from the house • 🔥 House-side fire pit with stacked firewood, plus a second creek-side fire pit when the weather allows • 🌅 The lake: a 0.9-mile walking loop, benches along the way, Adirondack chairs, sunrise over the water from the east bedroom • 🏞️ Passage Creek at the bottom of the property, wadeable in season, with the whole 57 acres and roughly two miles of hillside behind it to hike • 🎨 The Corn Crib, an outdoor painting station stocked with canvases, rock-painting supplies and brushes • 🌳 Hammocks, a hammock swing, rocking chairs, cornhole 🎯, binoculars and flashlights in the entry dresser • 🍖 Grill with tools and outdoor seating • Parking for 5+ cars right at the house 🧘 The wellness suite This is what makes The Seven different. A dedicated room for adults (18+) with a salt chamber for quiet breathwork 🧂, a vibroacoustic sound mat on a massage table, a red-light rest mat, a grounding mat, a Tibetan singing bowl and body tuning forks, a vibration plate for gentle re-activation, and yoga mats to use inside or out by the lake. A written guide walks you station by station; there is no right way to do it and nothing to achieve. Please use gently and at your own discretion; it is a place for rest, not medical treatment. 🌡️ Comfort Forced-air heat on two zones, mini-split air conditioning, and ceiling fans. Shentel fiber internet at roughly 690 Mbps down / 860 Mbps up with an extender so it reaches the whole house 📶; work calls and streaming are no problem. In-home washer and dryer, iron and board, luggage racks, and bedside charging. Well water with a filtration system that is serviced monthly. Smoke and CO detectors, fire extinguisher, and a first-aid kit in the entry dresser.

🔞 Booking guest must be 23 or older. No parties, ever. 👥 Maximum 13 overnight guests. Everyone staying must be on the reservation. 🐾 No pets. 🎉 No events without written approval. Retreats and small gatherings are considered case by case; message us before you book. 🚭 No smoking anywhere in the house or on the porches. A designated smoking area is set away from the house; please use the receptacle there. 🌙 Quiet hours 10pm to 8am outside. Sound carries across the water and the neighbors are farms with early mornings. 🌊 The lake is for walking, sitting, fishing and looking at. No swimming; it is a wild lake with an unknown bottom and wildlife. Kayaks and life vests are for adults and supervised kids on calm days only. The creek is wadeable in season; the water can rise fast after rain. 🧘 The wellness suite is for guests 18 and older. Please read the guide before using any station and skip anything that does not feel right. 🚰 The house is on well water and a septic system. The water is filtered and safe; it may occasionally carry a mineral (sulfur) smell, which is normal for this valley. Nothing down the toilets except toilet paper. ♨️ Hot tub and fire pit rules are in the house manual. Kids in the hot tub only with an adult. 📹 Exterior security cameras cover the entry and grounds. No cameras inside, ever. 📄 🛏️ ✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a $500 security hold (not a traditional deposit, just a pending transaction). As an optional alternative, you may purchase a non-refundable damage waiver from a third-party insurer at $25 per day, capped at $49 per stay. 🏞️ Fort Valley is a narrow, 23-mile valley folded inside Massanutten Mountain, which is why locals call it the valley within the valley. There is one main road in, a general store, farms, churches and the George Washington National Forest on both ridgelines. The Seven sits on Seven Fountains Road, named for the mineral springs that drew visitors here a century and a half ago. Your closest neighbors are farms; they know the property and they are used to guests, so please return the favor and keep the evenings mellow. Woodstock, Front Royal and Luray are the towns for groceries and dinner out; stock up on the way in.

🔑 You have the whole house except the owner's suite and the locked supply closets, plus the hot tub, both fire pits, the Corn Crib painting station, the lake loop, the creek path, and all 57 acres to wander. The barn is not part of the rental and stays locked; it is a working restoration project, so please admire it from outside. 🚗 Parking for 5+ vehicles at the house. No gate. Self check-in with a keypad smart lock; your unique code arrives before your 4:00pm check-in. Check-out is 11:00am.

🚙 A car is essential; there is no transit or rideshare in Fort Valley and cell service can drop on the mountain roads, so download your maps before you leave the interstate. The house is reached by paved county road [CONFIRM: gravel vs paved on the final approach and the driveway]. Fort Valley Road over the mountain is winding; take it slow, especially after dark and in winter. Washington, DC is roughly 90 minutes, Winchester about 45, Harrisonburg about an hour. The road down to the creek is a farm track that closes when the creek is high; we will let you know if it is open during your stay.
